Simply Rentals -Rental Requirements

- All applicants must be at least 18 years old.
- Copy of ID and Social Security or federally issued paperwork status to be in U.S.A.
- Occupancy standards are 2 occupants per bedroom plus 1 additional occupant under 24 months.
- Background check is required for each applicant that is 18 years or older (criminal, evictions, SSN verification, address verification, sex offender search, judgment and liens, homeland security).
- No judgments, collections, or evictions from prior landlords.
- Credit check. Rental application is $50/adult.
- All applicants must have a minimum credit score of 550.
- Proof of Income is required and must be 3 times the rent for two consecutive months.
- If you don't have proof of income because you have a business or get paid cash, we will require bank statements to review deposits to verify income.
- Applicants that do not meet income requirements will review on case by case basis.
- OR Debt to Income ratio must be below 50%. Monthly Debt payments/Gross Income
- Tenant pays gas and PNM.
- Deposit will be due in full. We will not allow payments on this.
- We do prorate rent if agreed move-in date is any day other than the first of the month.
- Rental history required and we need to talk to recent Landlord.
- Minimum of 1 year of strong, verifiable rental history with verification obtained directly from prior or current landlords. 12 months of cancelled checks or alternative acceptable documentation will be required when family member is listed as landlord.
- Self-employed applicants must be self-employed for a minimum of 2 years with proof of income (bank statements, w2’s, paystubs if applicable, or tax returns, etc.) If NSF charges or negative balances are shown on bank statements, this is automatic grounds for application denial.
- Cannot currently be going thru bankruptcy proceedings (bankruptcy must be discharged.)
- No felony convictions or admission to guilt of a felony within 7 years of application date.
- Any sentencing for a felony conviction or admission of guilt must have been completed a minmum of 7 years prior to the application date.
- Prior conviction or the admission of guilt for the illegal manufacture or distribution of a controlled substance shall be grounds for application denial.
- No registered sex offenders will be approved.
- Pets are allowed on a case to case basis. Certain breeds are not allowed - Pit bull or Pit bull mix, Rottweilers, terriers, etc. Pets will be approved on a case by case basis.
- If we do allow pets, we will charge a monthly pet fee.

The Rental Market is very competitive now. We want someone that will pay and take care of our place. We also prefer someone who can start renting sooner rather than later. If you meet all requirements, I recommend the following:
- Call us 750-8592 so we can qualify you over the phone. If you have great rental history and meet all qualifications, we will go out of our schedule to show you the house.
- If you really want the rentals, get the process started right away. The prospects that usually get a house over others are because they get things done right away and get started asap. Rentals go fast so you need to act fast!! The squeaky wheel gets the grease.
